Can I move in early before the lease start date?
No, tenants may not move in early. Utilities are scheduled to be transferred to your name on the
lease start date only, and utility companies typically operate Monday through Friday. Access
to the property is only granted once your lease officially begins.
What if I want changes made before I move in?
Once you’ve viewed and accepted the property, you're accepting it as-is. Special
accommodations will not be made for individual preferences or situations. All conditions and
processes follow standard procedures as outlined in Florida Landlord-Tenant Law.
Why isn’t the home in “perfect” condition?
We do our best to ensure each property is in reasonable, livable condition, but factors like
weather, climate change, and previous storm damage may affect certain features. If the home
does not meet your expectations during inspection, please do not sign the lease.
Can I get free rent, credits, or break my lease early?
No. We do not offer free rent, credits, or early lease terminations. Lease agreements are legally
binding for the full term unless otherwise stated in writing.

Rodents & Pests
We are committed to maintaining a clean and livable environment. However:
● Pest control is provided for issues not caused by the tenant.
● Tenants must promptly report any infestations. If left unreported, tenants may be held
responsible for damages.
● Severe infestations will be professionally addressed to meet Florida's habitability
standards.
Mold & Moisture
Due to Florida's natural climate conditions:
● Moisture in walls, under sinks, and other areas may occur. We do our best to monitor
and maintain these issues.
● Mold will be addressed if it impacts health or habitability, especially when caused by
leaks or structural issues.
● Tenants should report any mold concerns in writing. We investigate and act according to
state law and property inspection standards.

We understand everyone has unique needs, but:
● The property is rented as-is after tenant inspection and acceptance.
● Requests for customization to suit individual tastes or preferences (such as specific
appliances, decor, or layout changes) will not be accommodated.

preference.
Disability & Accessibility Accommodations
We are happy to work with tenants to reasonably accommodate documented physical or
mental disabilities, in accordance with:

Requests must be accompanied by a licensed provider’s note or certification, and must be

We acknowledge that a wide variety of illnesses and sensitivities may be influenced by
environmental factors such as air quality, water supply, pollution, and broader governmental or
economic conditions. These issues are beyond our control as property managers or landlords.
As such, we are not able to accommodate or take responsibility for individual personal
preferences or specific health-related needs tied to these factors, outside of ensuring the
property meets habitability standards as defined by Florida law and the terms outlined in the
lease agreement.
We remain committed to maintaining a safe and livable environment, but tenants should
evaluate the property for compatibility with their personal needs prior to lease signing.
Personal Preferences & Lifestyle Disclaimer
Please note that day-to-day personal lifestyle inconveniences—such as bird droppings, tree sap
on vehicles, weather-related nuisances, or leaves falling in the area of the driveway parking
conditions—are outside our scope of responsibility. While we aim to maintain a clean and
well-kept environment, we are unable to resolve incidental or naturally occurring issues beyond
our control. Please review your lease terms for more details.
Additionally, we are not able to mediate or involve ourselves in tenants’ personal relationships,
emotional matters, family or workplace disputes. Our role is to provide a habitable living space
in accordance with Florida law and the terms outlined in your lease agreement.
